Morningside Crossing is a 46-unit affordable senior housing project consisting of a mix of one- and two-bedroom affordable and market rate units. The project combines a Passive House retrofit of an existing elementary school with a new Passive House addition located over on-site parking.
A neighborhood center on the commercial end of the site will include a plaza for use by the center, the residents of the building, and neighbors. The center’s community room and fitness room will be available to the community as well, allowing for inter-generational opportunities. The public plaza will also engage the community by providing a dedicated, vibrant, civic outdoor space that will host activities like tai chi and yoga classes, games, the neighborhood’s Christmas tree sale, and summer outdoor movie showings.
Morningside Crossing will be one of the first projects in the country to share the health and comfort benefits of Passive House building with a senior population, and will include air-quality monitoring to document the efficacy of the approach for future projects.
